Welcome to The Garden Flat — a newly renovated, one-bedroom retreat designed as a calm and comfortable space for two people to relax and explore North Cornwall.
The flat sits above the garage with its own private entrance from the driveway, offering privacy while still being part of our small countryside property. Large windows fill the space with natural light and the Juliet balcony looks out across the fields of a working Cornish dairy farm.
The location combines the quiet of the countryside with easy access to Padstow, Rock, Polzeath, Harlyn, the South West Coastal Path and the Camel Trail.
THE SPACE
The flat has been thoughtfully designed with modern finishes throughout. At the centre is a contemporary kitchen island — perfect for relaxed breakfasts, planning the day or enjoying an evening glass of wine. Large windows bring plenty of natural light while framing the surrounding countryside.
BEDROOM
A peaceful sanctuary with quality bedding and blackout blinds. Storage provided for clothes and luggage, making the flat ideal for both short stays and longer breaks.
BATHROOM
A modern shower room with a generous walk-in shower — perfect after beach days, cycling or coastal walks. Fresh towels and essential toiletries provided.

LOCAL WALKS
Leisurely strolls or spectacular hikes, here are some walks that we recommend
With a long and varied coastline, Cornwall offers walkers many wonderful walks using sections of the South-West Coast Path National Trail. In places, the coastal scenery is very rugged, and the walking often can be quite strenuous.
Inland, the moors of West Penwith and Bodmin offer a dramatic change of scenery to that encountered on the coast. Further interest is added by pretty villages and harbours, industrial archaeology, mostly focused on the former tin mines, and some outstanding archaeology sites especially in the moorland areas.
Locally we are situated on the Saints’ Way trail which crosses mid-Cornwall from coast to coast. It covers approximately 30 miles/48 Km from the northern harbour town of Padstow to the southern port of Fowey.
The route starts at Padstow harbour and heads south through Little Petherick. To join the route, turn left at the main entrance to the house, walk through the farm to the church, turn right as you walk through the main gate from the church, go over the bridge and keep to the right to see the Saints’ Way signs. The route goes on through St Breock Downs and Lanivet and then joins the Fowey River near Lostwithiel. You can then walk along the river before reaching Fowey. A shorter route is available approximately 11 miles long. This passes through the Tywardreath site of a medieval monastic settlement.
Saints’ Way
Another shorter circular walk, approx. 10 km, that we can recommend is to Padstow and back. Walk through the farm to the church and turn left as you walk through the main gate from the church.
Little Petherick to Padstow
This is an easy 5km walk starting at Padstow harbour, walking through Padstow and along the Camel Estuary. The walk takes you past a number of coves including St. Georges, Harbour Cove and then across the fields to Prideaux Place.
Padstow to Harbour Cove
Another great walk only a few minutes away is this one that gives panoramic views from the Pepper Pot, taking in the Camel Estuary, the Doom Bar, Harbour Cove, Tregirls Beach, and windswept and rugged cliffs. A fantastic cream tea awaits in the Rest-A-While tea garden.

Harlyn to Trevone
From Harlyn Bay, it is an easy walk along low cliffs to Trevone. Both Harlyn and Trevone are great surfing beaches. Both have car parks and cafes.
HELPFUL DETAILS
Good to know before booking your break
We have two friendly Vizsla dogs who live with us in the main house and are contained within their own fenced garden separate from the flat and guest areas. They may bark briefly when visitors arrive but settle quickly. Many guests enjoy seeing them around the property — we just like to give advance notice.
